FIREPROOF TENEMENT HOUSES.

A FIREPROOF tenement house company in New York intends to put up a block of tenement houses at Forty-first and Forty-second streets, Manhattan, to cover twenty city lots. The cost of buildings and land will be $80,000, and the houses will be fireproof. There are to be no dark halls, or rooms, no narrow entrances or steep stairways, no water closets used in common by two or more families, no narrow light shafts, and, practically, no danger from fire. Fivesevenths of the apartments will have an outlook on the street, and many will have private bathrooms. They will differ from the old “dumbbell” tenement houses in that they will have fire walls, which will prevent a fire, when once started, from sweeping through the block, while there will be no narrow light shafts between the buildings to act as so many flues or funnels to draw the flames up from the lowest floors, to spread them to the higher rooms looking out upon these shafts, and set light to other houses adjoining. The stairways, however, are uninclosed by brick walls, which renders the possibility of a fire spreading by their means somewhat less remote than it might otherwiee be. The “dumbbell” system forced the builder to use 14.4 running feet of brick wall to obtain 100 feet of space to the floor capable of being rented. According to the plan of these new tenement houses, the same area of rentable space can be obtained by the use of 117 running feet of wall. According to the new plan, thirty per cent, of the area of the lot is left vacant for light and air, as against the twenty per cent, or so in the oldfashioned style, with a greater percentage of rentable space on each floor to the area of the lot. By this means are secured more light and air, and as has alreay been shown, less liability to the spread of the flames should a fire break out. It may be added that the promotors of this class of tenement houses are not philanthropists. but business men, who are persuaded that such prop erty will pay and pay well.
